We review your application, schedule a free Zoom consultation, discuss your specific situation and goals, determine if our program is the right fit, begin the home search or showing process.

What You'll Actually Pay: Complete Transparency

Upfront Costs (Move-In)

Option Deposit: 3-5% of purchase price (secures your right to purchase, applied toward purchase price at closing, non-refundable if you choose not to purchase)
First Month’s Rent: Your monthly payment amount (due at lease signing, includes rent credit for that month)
Damage Deposit: Your damage deposit as required under the lease agreement

Example on a $300, 000 home:

Option deposit (4%): $12, 000
First month’s rent: $2, 000
Damage Deposit: $1,500
Total move-in cost: $15,500

Monthly Costs

Base Rent: Market rate for the property
PLUS Rent Credit Amount: $300-$500 (depending on property)
Total Monthly Payment: Base rent + rent credit amount

Example: $1, 800 base rent + $400 rent credit = $2, 200 total monthly payment
