These Terms & Conditions govern your use of lease2owndreamhome.com (the “Site”), operated by Lease2Own Dream Home, a Revest Strategies company (“we,” “us,” or “our”). By using the Site, you agree to these terms. If you do not agree, please do not use the Site.
1. What this Site is — and what it is not
The Site is an informational and lead-generation website. Everything on it is for general information only.
Nothing on this Site is an offer, a contract, a commitment to lease or sell, or a promise of financing. No agreement exists between you and us unless and until both parties sign a written agreement. Submitting a form, speaking with our AI assistant, booking a call, or completing an application does not create any obligation on our part or reserve any property for you.
2. Flex-Lease is not a mortgage or a loan
Flex-Lease is our name for a lease-with-option-to-purchase structure. Please understand clearly:
- It is not a mortgage, a loan, a line of credit, or any other extension of consumer credit by us.
- We are not a bank, a mortgage lender, a mortgage broker, or a credit repair organization.
- Participating does not guarantee that you will qualify for a mortgage at the end of the lease term, and does not guarantee that you will complete the purchase.
- An option deposit is consideration for an option to purchase. Depending on the terms of your specific agreement, it may be non-refundable if you do not exercise the option. Read your agreement carefully.
- Any timeline we describe — including a one-to-three-year path to ownership — is an estimate based on typical outcomes, not a guarantee applicable to your situation.
Where a licensed mortgage loan originator reviews your finances, that review is performed by an independent licensed professional, not by us, and their conclusions are their own.
3. No professional advice
We are not attorneys, accountants, tax advisors, or licensed financial planners, and nothing on this Site is legal, tax, accounting, or investment advice. Real estate transactions carry significant financial and legal consequences. You should consult your own qualified professionals before signing anything. Washington lease-option transactions in particular are subject to specific statutory requirements, and we encourage you to have any agreement reviewed by your own attorney.
4. Property listings
Property information on the Site — including prices, monthly amounts, option deposits, square footage, bedroom and bathroom counts, features, photographs, and availability — is provided for convenience and may be inaccurate, incomplete, or out of date. Properties may be leased, sold, withdrawn, or repriced at any time without notice. Photographs may not depict current condition. Square footage and lot dimensions are approximate and should be independently verified. You should verify all information that matters to your decision, and inspect any property before entering into an agreement.
5. Fair housing
We are committed to the letter and spirit of the federal Fair Housing Act and the Washington Law Against Discrimination. All properties presented on this Site are available without regard to race, color, religion, sex, sexual orientation, gender identity, national origin, familial status, disability, veteran or military status, marital status, source of income, or any other characteristic protected by law.
6. Communications and the AI assistant
The Site offers an AI voice and chat assistant. It can make mistakes, may misunderstand you, and may state something inaccurately. Do not rely on statements made by the AI assistant. Only written statements from a human member of our team, and ultimately a signed written agreement, are binding.
By providing your phone number you consent to receive calls, text messages, and emails from us as described in our Privacy Policy. Reply STOP to opt out of texts. Message and data rates may apply. Consent to marketing messages is not a condition of participating in any program.
7. Acceptable use
You agree not to:
- scrape, harvest, or systematically copy Site content or property data;
- use the Site to transmit malware, attempt unauthorized access, or interfere with its operation;
- submit false information, or submit someone else’s personal information without their permission;
- use the Site or its content for any unlawful purpose, or to solicit our visitors.
8. Intellectual property
The Site’s content — including text, layout, graphics, logos, photographs, and the “Flex-Lease” name as used to describe our program — is owned by us or used with permission and is protected by copyright and trademark law. You may view and print pages for your own personal, non-commercial use. Any other reproduction, distribution, or commercial use requires our prior written permission.
9. Third-party links and services
The Site links to and embeds third-party services, including our scheduling calendar and the Better Business Bureau. We do not control those services and are not responsible for their content, availability, or practices.
10. Disclaimer of warranties
The Site is provided “as is” and “as available,” without warranties of any kind, express or implied, including implied warranties of merchantability, fitness for a particular purpose, accuracy, and non-infringement. We do not warrant that the Site will be uninterrupted, secure, or error-free.
11. Limitation of liability
To the fullest extent permitted by law, we will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits or lost opportunities, arising out of your use of the Site or reliance on its content. Our total liability for any claim relating to the Site will not exceed one hundred dollars ($100). Nothing in these terms limits liability that cannot lawfully be limited, and these limits apply to the Site — they do not alter the terms of any signed lease, option, or purchase agreement, which govern themselves.
12. Indemnification
You agree to indemnify and hold us harmless from claims, losses, and expenses (including reasonable attorneys’ fees) arising from your misuse of the Site or your violation of these terms or of any law.
13. Governing law and disputes
These terms are governed by the laws of the State of Washington, without regard to its conflict-of-laws rules. Any dispute relating to the Site will be brought exclusively in the state or federal courts located in Snohomish County, Washington, and you consent to that venue. If any provision of these terms is found unenforceable, the rest remain in effect.
14. Changes
We may revise these terms at any time. The “last updated” date above reflects the current version. Continuing to use the Site after changes are posted means you accept the revised terms.
