How creative financing actually works — in plain English.
There are two structures we use most. In a subject-to deal, we take over your existing mortgage payments and you transfer ownership to us — useful when you have equity but can’t sell at price. In a lease-option, we lease the home with the right to purchase at a fixed price within an agreed window — useful when timing or taxes matter more than the immediate transaction. Which one fits depends on the specifics of your situation, and that’s exactly the kind of thing we work out together on the call. Every agreement is in writing. Every term is on the table. Custody battle. Lost her job. Mortgage about to slip. The bank wouldn’t refinance because she didn’t have income, even though the equity was there. Selling traditionally would have taken six months she didn’t have, and the kids would have started a school year somewhere new in the middle of a custody fight. We bought her home with a traditional loan and put roughly $175,000 in cash in her hands inside of three weeks. Then we leased the home back to her so the kids never moved. She won her custody case. Today the home is helping a young couple onto their own ownership path — a second family the same four walls have helped.

Common questions about creative financing home sales
Is this legal?
Yes — and not new. Subject-to financing and lease-options have been used by professional real estate investors for decades. Every agreement we write is in plain English, in writing, and reviewable by any attorney you choose. We hope you do.
What about the due-on-sale clause?
Isn’t that a risk? It exists, and we’ll be the first to walk you through it. Lenders technically have the option to call a loan when ownership transfers — but in eight years and dozens of subject-to deals, we’ve never seen one do it on a loan that’s being paid on time. We’ll show you exactly how we handle the risk on the consultation.
Will I owe capital-gains tax?
Depends entirely on you — how long you’ve owned, whether you qualify for the personal-residence exemption, and how we structure the deal. We’re not your CPA and we won’t pretend to be. What we can do is structure around your situation; what they’ll do is tell you whether the structure works. Bring them into the conversation early.
What if the eventual buyer doesn’t close?
Not your problem. You’re selling to us — the buyer at the end of the lease is our risk to manage. We screen heavily, our buyers put serious deposits at stake, and if one falls out we place another. Your closing terms with us don’t change either way.
How fast can we actually close?
Two weeks is doable when both sides move. We’ve also closed at six months, a year, and ‘after my mom’s funeral.’ Tell us when you need to be done and we’ll work backward from there.
